Who we Are
We represent a Homeowners Association formed by the absolute majority of residents of the F-Block building located in New Gudauri, Georgia.
Our main mission is to support and promote the Gudauri resort as a year-round, four-season destination.
All members of the initiative group are residents and property owners of F-Block only.
Objective
The initiative group aims to develop the territory of the F Block multi-apartment residential building and to establish a board, which will be elected and managed publicly and in compliance with all standards of transparency. To create a modern, resort-appropriate environment for the guests and residents of the resort. To ensure the continuous and uninterrupted provision of all necessary and perfect conditions for existence: utilities, infrastructure, and other conditions.
Governance Vision
The group ensures the creation of a five-member board through unified board elections. As a result, the five candidates with the highest number of votes will be appointed. The board will be elected for a term of two years, and at the end of the term, new elections will be held. Candidacy for board membership is automatically submitted on the basis of an application from the property owner.
The board will monitor the activities of the chairperson of the homeowners’ association. The chairperson of the association, in turn, will be elected by four votes of the board. A candidate for chairperson may be nominated by an initiative group consisting of two board members. In managing the multi-apartment residential building, the chairperson acts in the interests of the residents and property owners and ensures transparent, reliable, and efficient management of the complex.

Redco Company
Redco is a development company that builds multi-apartment residential buildings, including in Gudauri. The company owns a service company, Redco Management Group, which “manages” the complexes. The management company fails to fulfill its duties, has no assets, and does not publish annual financial reports. The company cannot fulfill its obligations: it fails to ensure uninterrupted water and heating supply to the apartments, proper development of the territory, compliance with operational standards, and safe, long-term maintenance of the complex.
Due to the company’s activities, damage is caused to property owners, residents, and their businesses, and guests are left dissatisfied. Often, guests are unable to use critical services (water supply, heating, toilets, a safe environment) and cancel their bookings, sharing negative feedback on social media.
