11 აგვისტოს ნაშუადღევს, „რედკომ“ ფართის მესაკუთრეთა ნაწილს გაუგზავნა წერილი, რომელშიც 12 აგვისტოს ამხანაგობის კრების ჩატარება იყო აღნიშნული. კომპანიამ, მიზანმიმართულად, გონივრული ვადის გაუთვალისწინებლად დანიშნა განმეორებითი კრება.
საქართველოს „ბინათმესაკუთრეთა ამხანაგობის შესახებ“ კანონმდებლობის მიხედვით, განმეორებით კრებას კვორუმი არ სჭირდება და გადაწყვეტილებები მიიღება მხოლოდ დამსწრეების უმრავლესობით. „რედკოს“ კი კომპლექსის ტერიტორიაზე რამდენიმე ასეული ფართი აქვს, რაც საშუალებას აძლევს მარტივად და კონკურენციის გარეშე, მხოლოდ საკუთარი ინტერესების სასარგებლოდ, ჩაატაროს არჩევნები.
ეს არის არათანაბარი და არაჯანსაღი პროცესი, რომელიც უგულებელყოფს ყველა სხვა ბინათმესაკუთრის უფლებას და ხმას.
On the afternoon of August 11, Redco sent a letter to some property owners, announcing a homeowners’ meeting to be held on August 12. The company deliberately scheduled this repeat meeting without giving a reasonable notice period.
According to Georgian law on homeowners’ associations, such a repeat meeting does not require a quorum, and decisions can be made by a simple majority of those present. Redco owns several hundred units within the complex, which allows the company to easily secure decisions in its own favor - without competition and without genuine representation of all owners.
This tactic ensures that Redco can pass resolutions beneficial to itself while disregarding fair democratic procedures and the voices of other property owners.

ომპანია „რედკომ“, 12 აგვისტოს 12:00 საათზე, ჩაატარა ამხანაგობის კრება, რომლის შესახებაც ოფიციალური ელ.ფოსტის წერილი, მფლობელთა მხოლოდ გარკვეულ ნაწილს გაუზგავნა, წინა დღეს, 11 აგვისტოს ნაშუადღევს.

შედეგად, კომპანია „რედკომ“-მა გააფორმა ამხანაგობის კრების ოქმი, რომელშიც აღნიშნულია ამხანაგობის რეგისტრაცია და მათი კანდიდატის დანიშვნა, წესდების დამტკიცება. კრებაზე დამსწრეთა უმრავლესობამ, „რედკოს“ მინდობილმა ერთმა პირმა, მხარი დაუჭირა, მათი განცხადებით მფლობელობაში არსებული 278 ხმით. დამსწრეთაგან დანარჩენი, 8 წინააღმდეგი იყო.
კომპანიამ არ უზრუნველყო ჩვენი თხოვნა - კრებაში დასწრებისა და ხმის მიცემის ელექტრონული ფორმატი. ინფორმაციისთვის: ფართის მესაკუთრეთა დიდი ნაწილი არ არის საქართველოს მოქალაქე და არ ცხოვრობს საქართველოში. „რედკომ“ კრების შესახებ შეტყობინება მათ და სხვა მესაკუთრეთა ნაწილს გაუგზავნა კრებამდე 24 საათზე ნაკლებ ვადაში.
დამატებით, კრების შესახებ ოფიციალური განცხადება კორპუსებში გამოიკრა 12 აგვისტოს, 11:00 საათზე - კრებამდე 1 საათით ადრე.
On August 12 at 12:00, Redco held a homeowners’ meeting, for which the official email notice was sent to only a portion of the owners on the previous day, August 11, in the afternoon.
According to Georgia’s “Law on Homeowners’ Associations,” a repeat meeting does not require a quorum, and decisions are made by a simple majority of those present. Redco owns several hundred units within the complex.
As a result, Redco prepared the official minutes of the meeting, which recorded the registration of the homeowners’ association, the appointment of their chosen candidate, and the approval of the charter. The majority of those present, represented by a single Redco proxy, supported these decisions, claiming to represent 278 votes from units owned by Redco. Of the remaining attendees, 8 voted against.
The company did not fulfill our request to provide the option of attending and voting electronically. For reference: a large portion of the property owners are not citizens of Georgia and do not live in the country. Redco sent the meeting notice to them and to some other owners less than 24 hours before the meeting.
In addition, the official announcement about the meeting was posted in the buildings on August 12 at 11:00 – only one hour before it began.
